Listings same, sales up and sale prices down in Westdale

MLS listings stayed the same while sales went up and sale prices went down in the month of May 2018 for the Winnipeg neighbourhood of MLS area Westdale.

The average selling price of homes went up approximately 19.2% with the average being $410,895 compared to $331,889 in May 2017. On average a residence took 14 days more to sell in May 2018 as compared to the average of 9 days in May 2017.

There were 11 active listings in Winnipeg MLS area 1H at the end of May 2018 as compared to 11 at the end of May 2017, and 11 homes sold in May 2018 as compared to 9 in 2017. The sales-to-listing ratio increased from 82% in May 2017 to 100% in May 2018.

The highest price paid in May 2018 for a home in the neighbourhood of Westdale was $750,000 for a home on Camira Way. The lowest sale price belonged to a home on Hammond Road, which closed at $288,000.

There were more active listings and homes sold in the Winnipeg neighbourhoods of Assiniboine Woods, Charleswood, River West Park and Westdale in 2017 compared to 2016, and the average home sale price was up. It also took less time to sell a home.

There were 399 active listings in Winnipeg MLS areas 1F, 1G and 1H in 2017 compared to 362 in 2016 and 270 homes sold compared to 232. The average sale price on homes in Assiniboine Woods, Charleswood, River West Park and Westdale also rose from $384,962 in 2016 to $403,586 in 2017. The average days required to sell a home in Winnipeg MLS areas 1F, 1G and 1H also dropped from 29 in 2016 to 23 in 2017.

Home sales as well as active MLS listings remained steading in Assiniboine Woods, Charleswood, River West Park and Westdale in August 2017 when compared to August 2016.

There were 30 homes sold in Winnipeg MLS 1F, 1G and 1H in August 2017 compared to 28 in the same month in 2016. Active listings were down from 45 in August 2016 to 44 in August 2017. The average days required to sell a home was down from 29.67 days in August 2016 to 20.33 days in August 2017.
