15/25 homes sell for less than asking in Meadowood, River Park South, St. Vital, South Glen and Dakota Crossing, but over-list sales still present

Twenty-five homes sold in Winnipeg MLS Areas 2E and 2F over the past 30 days and once again we saw a similar pattern — a high percentage of homes still selling for less than asking price with a smattering of decent over list sales.

Winnipeg MLS Area 2E includes the neighbourhoods of Meadowood, River Park South and St. Vital whle MLS Area 2F covers Dakota Crossing, South Glen and also River Park South.

Six of the homes eight homes that sold in MLS Area 2E sold for under list, but a 1,034 square foot bungalow on Nakomis Bay sold for $22,100 more than asking when it closed at $297,000. The average sale price for homes in 2E was $281,313, with the median price coming in at $285,250.

Nine of the 17 homes that sold in MLS Area 2F sold for less than asking, but three homes brought more than $10,000 above list. A 1,754 square foot 4-level split on Pately Cresent sold for $10,100 more than asking when it closed at $330,000; a 1,325 square foot bungalow on Hallfield Bay brought $11,759 more than asking when it changed hands at $371,659; and a 1,040 square foot bungalow on Charing Cross Cresent sold for $20,100 more than list when it closed at $285,000. The average home sale price in MLS Area 2F was $341,186 and the median sale price was $334,900.

Five condos sold in Dakota Crossing, River Park South and South Glen over the past month highlighted by a 1,223 square foot luxury unit on Creek Bend Road that brought $10,500 more than list when it closed at $369,400. The average sale price for condos in 2F was $271,440 with the median sale price coming in at $253,900. One condo sold in MLS Area 2E on St. Anne’s Road and it brought $10,900 less than asking when it found new owners at $189,900.

There are currently 58 homes for sale in Winnnipeg MLS Areas 2E and 2F, 10 in 2E and 48 in 2F. The average list price in in the 2E areas of Meadowood, River Park South and St. Vital is $288,730 and the median list price is $294,900. Prices are higher in the 2F neighbourhoods of Dakota Crossing, South Glen and River Park South, with the average list price currently at $369,643 and the median list price coming in at $387,400.
