October 2015 home sales increased  by 4% in the areas of East Kildonan, Elmwood, North Kildonan and Valley Gardens compared to 2014. The average sale price of a home decreased by 2.5%  as to 2014.

Home Sales Decrease 18.8% from 2014 in South West Winnipeg

October 2015 home sales decreased by 18.8% in South West Winnipeg compared to 2014 despite their being a 5.9 % increase in homes on the market.

Three homes in the area were big winners selling well over list price, two homes on Niagara Street sold for $34,000 and $35,100 over asking price. A home on Brock Street changed hands at $30,600 over list price.

On the other side of things six homes weren’t as fortunate as they closed $25,000 – $39,900 under asking price.

One hundred and seventy eight homes were sold in the Southwest neighbourhoods  of Winnipeg including Fort Rouge, Crescentwood,  River Heights, Tuxedo, Charleswood, Fort Garry Wildwood, Fort Richmond, Lindenwoods, and St. Norbert  in the month of August and 30 brought more than asking.

33% More Homes Over Last June in 2C,2D

Despite there being a larger inventory of homes on the market in June of 2015  more homes were sold in 2014 with almost half of those changing hands over list price in areas of Bright Oaks, Elm Park, Norberry, Pulberry, St. Vital, Meadowood, Van Hull Estates and River Park South.

Winnipeg had 3,301 listings in the month of June with 1,131 home sales during the month that is up from 2,739 in June of 2014, homes sales remained steady. Here is how the real estate market performed in River Heights and Crescentwood over the past month:
