Listings, sales and sale prices up in St. Boniface

MLS listings, sales, and sale prices went up in the month of March 2018 for the Winnipeg neighbourhood of MLS area St. Boniface.

The average selling price of homes went up approximately 11.8% with the average being $319,833 compared to $282,000 in March 2017. On average a residence took 36 days more to sell compared to the average of 10 days in March 2017.

There were 10 active listings in Winnipeg MLS area 2A at the end of March 2018 as compared to 8 at the end of March 2017, and 6 homes sold in March 2018 as compared to 4 in 2017. The sales-to-listing ratio increased from 50 percent in March 2017 to 60 percent in March 2018.

The highest price paid in 2018 for a home in the neighbourhood of St. Boniface was $720,000 for a home on St. Joseph Street. The lowest sale price belonged to a home on Aubert Street, which closed at $560,000.

MLS listings went down while sales and sale prices went up in the month of February 2018 for the Winnipeg neighbourhoods of MLS areas Charleswood, Fort Whyte, Linden Ridge, Linden Woods, South Charleswood, and Whyte Ridge.

The average selling price of homes went up approximately 5.9% with the average being $585,920 compared to $556,100 in February 2017. On average a residence took 1 day more to sell compared to the average of 26 days in February 2017.

There were 6 active listings in Winnipeg MLS areas 1M, 1N, and 1P at the end of February 2018 as compared to 15 at the end of February 2017, and 11 homes sold in February 2018 as compared to 10 in 2017. The sales-to-listing ratio increased from 85.6 percent in February 2017 to 183.3 percent in February 2018.

The highest price paid in 2018 for a home in the neighbourhoods of Charleswood, Fort Whyte, Linden Ridge, Linden Woods, South Charleswood, and Whyte Ridge was $841,000 for a home on Queen’s Park Crescent. The lowest sale price belonged to a home on Bessboro Street, which closed at $400,000.

MLS listings and sale prices went up while sales went down in the month of February 2018 for the Winnipeg neighbourhoods of MLS areas East Fort Garry, Fort Garry, Fort Richmond, Waverley Heights, West Fort Garry, and Wildwood.

The average selling price of homes went up approximately 4.64% with the average being $317,148 compared to $302,431 in February 2017. On average a residence took 28 days more to sell compared to the average of 14 days in February 2017.

There were 19 active listings in Winnipeg MLS areas 1J, 1JW, 1K and 1L at the end of February 2018 as compared to 16 at the end of February 2017, and 10 homes sold in February 2018 as compared to 15 in 2017. The sales-to-listing ratio decreased from 90.25 percent in February 2017 to 49 percent in February 2018.

The highest price paid in 2018 for a home in the neighbourhoods of East Fort Garry, Fort Garry, Fort Richmond, Waverley Heights, West Fort Garry, and Wildwood was $465,000 for a home on Thatcher Drive. The lowest sale price belonged to a home on Crescent Drive N, which closed at $162,000.

MLS listings went down while home prices and sales went up in the month of February 2018 for the Winnipeg neighbourhoods of MLS areas Assiniboine Woods, Charleswood, River West Park, and Westdale.

The average selling price of homes went up approximately 16.37% with the average being $435,424 compared to $364,163 in February 2017. On average a residence took 1 day less to sell compared to the average of 23.5 days in February 2017.

There were 33 active listings in Winnipeg MLS areas 1F, 1G, 1H at the end of February 2018 as compared to 35 at the end of February 2017, and 13 homes sold in February 2018 as compared to 11 in 2017. The sales-to-listing ratio increased from 46.5 percent in February 2017 to 57.6 percent in February 2018.

The highest price paid in 2018 for a home in the neighbourhoods of Assiniboine Woods, Charleswood, River West Park and Westdale was $615,000 for a home on Inverary Bay. The lowest sale price belonged to a home on Lynbrook Drive, which closed at $230,000.

MLS listings and home prices went up while sales went down in the month of February 2018 for the Winnipeg neighbourhoods of MLS areas Armstrong’s Point, Crescentwood, River Heights North, Middle and South, and Tuxedo.

The average selling price of homes went up approximately 1.85% with the average being $452,689 compared to $444,335 in February 2017. On average a residence took 18 days less to sell compared to the average of 28.6 days in February 2017.

The sales-to-listing ratio decreased from 73.6 percent in February 2017 to 42.3 percent in February 2018.

The highest price paid in 2018 for a home in the neighbourhoods of Armstrong’s Point, Crescentwood, River Heights North, Middle, South and Tuxedo was $650,500 for a home on Holdsworth Avenue. The lowest sale price belonged to a home on Centennial Street, which closed at $201,000.
