When you finally decide it’s time to buy a house, you’re going to have a lot of things to think about, and questions to ask! Among the most common questions are those relating to qualifying for a mortgage.
There are many aspects to becoming qualified to make the biggest purchase of your life, and people making this decision often need help to get through the process smoothly. Tammy Stupack is someone we rely on to make the process easier.
A Mobile Mortgage Specialist born and raised in Winnipeg, Tammy works with TD Bank. On a day-to-day basis you’ll find her in meetings anywhere and everywhere (remember she’s mobile!) meeting with people to discuss real estate purchases, investment properties, vacation homes and financing options for renovations. Tammy is the person to go to when you want to borrow against your home for renovations.
Tammy brings a wealth of uncommon experience to her job as Mobile Mortgage Specialist, having previously worked for a national mortgage insurer, a title insurance company, and the Land Titles office. Thirty-two years of experience helps her put deals together smoothly and surely, as she can see the transaction from different perspectives. When it comes to any job, there will always some tasks that are more fun than others. The best and worst parts of her job?
“The best part of my job is seeing the smile on people’s faces when you can finally make it all happen for them,” said Tammy. “The worst part is telling people that it’s a no for now, but not for forever”.
One of the most important things Tammy has learned over the years is that the key ingredient in a smooth qualifying and buying process is to always have open two-way communication between all parties. And although there can sometimes be challenges when getting a person qualified for a mortgage, Tammy can usually get the job done.
“When people don’t have a regular way to confirm their income or down payments we have to think outside the box,” she said. “And if they’re are not a regularly salaried/hourly employee, it becomes more difficult to put together, but nonetheless, we can almost always find a way!”
Tammy is someone who truly enjoys helping people make their dreams come true, and offers the tips below for young people thinking about buying a home.
- Start saving now
- Put money away from each paycheck for a down payment and DON’T TOUCH IT!
- Deposit into your down payment fund before you pay yourself
- Don’t get into any deep trouble
- Be a good spender when it comes to credit cards
- Establish credit early, but use it wisely
“The lender needs to make sure that you can make the little payments, such as those on credit cards, on time,” said Tammy. “That gives them confidence that you’ll be able make your larger payments on time.”
On your new home!
