Every home sold in 1p and 1W sells for less than asking price

11/11 homes sold in Winnipeg MLS Areas 1P and 1W sell for under list

For the first time in recent memory, every home sold in Winnipeg MLS Areas 1W and 3P over the past month sold for under list. Five of the under-list sales were for more than $19,000 less than asking, but keep in mind that many of the homes in these neighbourhoods were listed for more than $400,000.

Two homes sold in MLS Area 1W, which includes the neighbourhoods of Assiniboine Landing, Breezy Bend, Headingley South and Marston Meadows. A home on Roblin Blvd. brought $4,900 less than asking when it closed at $485,000 and a home on Augusta Drive brought $6,000 less than asking when it closed at $748,900.

Nine homes sold in MLS Area 3P, which includes the neighbourhoods of Birds Hill, East St. Paul, Glaengarry Park, Northill Park, Pritchard Farm, Pine Ridge, River East Estates and Silver Fox Estates. The average sale price in 3P was $512,444 with the median coming in at $625,000.

There are currently seven homes for sale in MLS Area 1W with an average list price of $408,671 and a median list price of $267,750. There are 20 homes for sale in MLS Area 3P, with an average list price of $609,765 and a median list price of $579,900. There are also four condos listed in 3P, with an average list price of $671,105 and a median list price of $639,900.
