Eight homes sell for more than $10,000 under list in 5D, 5E

28/39 homes sell for less than list in Brooklands, Weston, Bruce Park, Deer Lodge, St. James and Bourkevale

Thirty-nine homes were sold in the neighbourhoods of Brooklands, Weston, Bruce Park, Deer Lodge, St. James and Bourkevale over the past month and 28 brought less than asking. Eight homes sold for more than $10,000 under list.

Leading the under-list sales were homes on William Avenue, Collegiate Street and Juba Street which sold for $20,100, $16,500 and $15,000 less than asking respectively when they closed at $139,800, $82,500, $174,900 respectively. The only minor highlight among home sales in 5D and 5E over the past month was a 1,119 square foot bungalow on Owena Street that sold for $12,600 over list when it closed at $272,500.

The average sale price of the homes that sold in Winnipeg MLS Area 5D, which covers the neighbourhoods of Brooklands and Weston, was $154,206, with the median sale price coming in at $157,900. The average sale price of the homes that sold in MLS Area 5E, which covers the neighbourhoods of Bruce Park, Deer Lodge, St. James and Bourkevale was $226,691, with the median sale price coming in at $225,250.

There are currently 58 homes for sale in Brooklands, Weston, Bruce Park, Deer Lodge, St. James and Bourkevale, 26 in MLS Area 5D and 32 in MLS Area 5E. The average list price on the homes curently for sale in 5D Brooklands and Weston is $157,564, with the median price coming in at $139,900. The average list price in MLS Area 5E Bruce Park, Deer Lodge, St. James and Bourkevale is $252,022, with the median list price currently at $262,400. There are also two condos for sale in 5E listed at $174,900 and $164,900.
