2018 Listings up, sales & sale prices down in Bridgwater, St. Norbert

Real estate changes were decently different from 2017 to 2018 in the Winnipeg neighbourhoods of Fort Whyte, Whyte Ridge, St. Norbert, Prarie Pointe, South Pointe, Richmond West, and Bridgwater with total homes sold down and average home sale price and number of listings up.

Total active MLS listings at year end were up from 863 in 2017 to 999 in 2018 in Winnipeg MLS areas 1P, 1Q, 1R and 1S and total home sales were down from 569 to 536. The sales-to-listing ratio went down a bit, moving from 77 percent in 2017 to 68.25 percent in 2018.

The average home sale price in Fort Whyte, Whyte Ridge, St. Norbert, Prarie Pointe, Richmond West and Bridgwater was up slightly in from $425,167 in 2017 to $430,259 in 2018.

The highest priced home sold in these neighbourhoods in 2018 was located on Willow Brook Road and closed at $1,657,883. The lowest price paid for a home in these neighbourhoods in 2018 was $212,500 for a home on Villeneuve Boulevard.
