Listings and sales down, sale prices up in East Elmwood

MLS listings and sales went down while sale prices went up in the month of August 2018 for the Winnipeg neighbourhood of MLS area East Elmwood.

The average selling price of homes went up approximately 0.8% with the average being $224,931 compared to $223,077 in August 2017. On average a residence took the same amount of days to sell in August 2018 as it did in August 2017, at 19 days.

There were 32 active listings in Winnipeg MLS area 3B at the end of August 2018 as compared to 35 at the end of August 2017, and 16 homes sold in August 2018 as compared to 13 in 2017. The sales-to-listing ratio was 50% in August 2018 compared to 37% in August 2017.

The highest price paid in August 2018 for a home in the neighbourhood of East Elmwood was $295,000 for a home on Marsden Street. The lowest sale price belonged to a home on Castle Avenue, which closed at $180,100.
