Home sales and listings down, average prices up in East Kildonan, Valley Gardens, Harbour View South

Total home sales and listings were down but average home sale prices were up substantially for 2017 in the Winnipeg neighbourhoods of East Kildonan, Valley Gardens, North Kildonan, Algonquin Park and Estates, All Seasons Estates, Eaglemere, Kildonan and Oakwood Estates, Sun Valley Park, Bridgewood Estates and Harbour View South.

There were 388 homes sold in Winnipeg MLS areas 3E, 3F, 3G, 3H and 3J in 2017 as compared to 391 homes sold in 2016 and year-end active listings were down from 503 to 476. The sales-to-listing ratio rose from 76.2 percent in 2016 to 82 percent in 2017 and the average number of days required also increased from 24.6 to 26.8.

The average home sale price increased from $266,031 in 2016 to $353,312 in 2017 in East Kildonan, Valley Gardens, North Kildonan, Algonquin Park and Estates, All Seasons Estates, Eaglemere, Kildonan and Oakwood Estates, Sun Valley Park, Bridgewood Estates, Harbour View South.

The highest price paid for a home in the above neighbourhoods in 2017 was $849,900 for a home on Countryside Way. The lowest price paid was for a home on Brazier Street that closed at $156,000.
