2018 Listings & sale prices, sales down in Fort Richmond, Charleswood

Real estate changes were not too intense from 2017 to 2018 in the Winnipeg neighbourhoods of Fort Richmond, Linden Ridge, Linden Woods and Charleswood with total homes sold down and average home sale price and number of listings up.

Total active MLS listings at year end were up from 315 in 2017 to 348 in 2018 in Winnipeg MLS areas 1K, 1L, 1M and 1N and total home sales were down from 266 to 242. The sales-to-listing ratio went down a bit, moving from 83.5 percent in 2017 to 67.25 percent in 2018.

The average home sale price in Fort Richmond, Linden Ridge, Linden Woods and Charleswood was up slightly in from $479,724 in 2017 to $483,648 in 2018.

The highest priced home sold in these neighbourhoods in 2018 was located on Royal Crest Drive and closed at $1,422,000. The lowest price paid for a home in these neighbourhoods in 2018 was $240,000 for a home on Lafayette Bay.
