Home sales up, average prices down in Fort Rouge, Osborne Village, Corydon

Total active listings and average home sale prices were down in November 2017 in the Winnipeg neighbourhoods of Fort Rouge, Riverview, Fort Rouge West, Lord Roberts, Crescentwood, Osborne Village and Corydon, but the total number of homes sold was up.

There were 23 homes sold in Winnipeg MLS areas 1A, 1AW, 1B and 1BW in November 2017, as compared to 18 homes sold in November 2016, and the average closing price was down from $292,726 to $252,451. The average days required to sell a home was up from 12.75 days in November 2016 to 19.75 days in November 2017.

The highest price paid in November 2017 for a home in Fort Rouge, Riverview, Fort Rouge West, Lord Roberts, Crescentwood, Osborne Village and Corydon was $360,000 for a home on Montgomery Avenue. The lowest price paid was for a home on Morley Avenue that closed at $165,000. The sales to listing ratio was way up from 73% in November 2016 to 260% in November 2017.
