MLS listings and sales up, home prices down in Fort Rouge, Crescentwood

MLS listings and sales went up in the month of January 2017 for the Winnipeg neighbourhoods of MLS areas Fort Rouge, Riverview, Fort Rouge West, Lord Roberts, Crescentwood, Osborne Village and Corydon.

The average selling price of homes went down approximately 1% with the average being $253,727 compared to $256,375 in January 2016. On average a residence took approximately 31 days less to sell compared to the average of 53.25 days in January 2016.

There were 18 active listings in Winnipeg MLS areas 1A, 1AW, 1B, and 1BW at the end of January 2017 as compared to 13 at the end of January 2016, and 10 homes sold in January 2017 as compared to 9 in 2016. The sales-to-listing ratio decreased from 117.5 percent in January 2016 to 79.25 percent in January 2017.

The highest price paid in 2017 for a home in the neighbourhoods of  Fort Rouge, Riverview, Fort Rouge West, Lord Roberts, Crescentwood, Osborne Village and Corydon was $345,000 for a home on Jessie Street. The lowest sale price belonged to a home on Nassau Street S, which closed at $187,000.
