Listings and sales up but average home sale prices down in Windsor Park, Niakwa Park, Niakwa Place

Total MLS listings and sales were up but average home prices were down for 2017 in the Winnipeg neighbourhoods of Niakwa Park, Windsor Park, Niakwa Place, Southdale, Island Lakes, Royalwood, Ramblewood, Southland Park, Sage Creek and Waterside Estates.

There were 837 active listings at year’s end in 2017 in Winnipeg MLS areas 2G, 2H, 2J and 2K as compared to 803 active listings at the end of 2016 and 594 homes sold in 2017 compared to 526 in 2016.

The average home sale price in Niakwa Park, Windsor Park, Niakwa Place, Southdale, Island Lakes, Royalwood, Ramblewood, Southland Park, Sage Creek and Waterside Estates came in at $401,899 for 2017 compared to $414,938 in 2016 and the average number of days required to sell a home decreased from 28.4 to 24.75. The sales-to-listing ration increased from 66.6 percent in 2016 to 74 percent in 2017.

The highest price paid for a home in 2017 in MLS areas 2G, 2H, 2J and 2K was $1,275,000 for a home on Eastoak Drive. The lowest price paid for a home in these areas was $160,000 for a home on Blueberry Bay.
