21 homes for sale in Winnipeg MLS Areas 1A, 1B, 1BW, 36 condos on market
Twenty-five homes were sold over the past month in Fort Rouge, Riverview, Crescentwood and Osborne Village, and once again more homes sold for under list than over, but there were definitely some bright spots, and we’re sensing a subtle shift in the Winnipeg real estate market as sellers begin to adjust their prices.
Three of the nine homes that sold in Winnipeg MLS Area 1A sold for under list; seven of nine homes that sold in MLS Area 1B brought less than their asking price; and four of seven homes sold for under list in MLS Area 1BW. MLS Area Area 1A includes the neighbourhoods of Fort Rouge and Riverview. MLS Area 1B covers the neighbourhoods of Crescentwood and Osborne Village and MLS Area 1BW covers Crescentwood.
Highlights in MLS Area 1A over the past 30 days included a 1,229 square foot bungalow on Baltimore Road that sold for $41,100 over list when it closed at $411,000; a 732 square foot bungalow on Clare Avenue that sold for $22,600 over list when it closed at $272,500; and a 1,108 square foot bungalow on Oakwood Avenue that sold for $21,100 more than asking when it found new owners at $371,000.
The highlight in MLS Area 1B was a 917 square foot 1 1/2-storey home on Warsaw Avenue that sold for $24,100 above asking when it closed at $284,000. MLS Area 1BW also broke the $20,000 over-list sales barrier on Warsaw Avenue when a 710 square foot bungalow sold for $20,100 more than asking, closing at $240,000. And two more homes in 1BW sold for more than $15,000 over list.

Eight condos sold in Crescentwood and Osborne Village over the past month and all but one brought less than asking price. The lone over-list sale belonged to a 630 square foot unit on Stradbrook Avenue which brought $5,100 more than list when it closed at $195,000.

There are currently 16 homes for sale in Winnipeg MLS Area 1B and five homes listed in MLS Area 1BW. The average list price of the homes for sale in 1B is $299,056 and the median price is $267,500. The average list price of the homes for sale in MLS Area 1BW is slightly higher at $312,820, as is the median price of $319,900. Highest list prices among the current listings belong to a 3,159 square foot 2 1/2-storey home on Wardlaw Avenue listed at $699,900 and a 2,042 square foot two-storey home on McMillan Avenue listed at $439,900.

Three of the current condo listings are located in MLS Area 1A, with the average price coming in at $266,245 and the median at $299,177. Thirty-two of the current condominium listings are located in MLS Area 1B, with an average list price of $268,556 and a median price of $245,450. The lone condo listed in MLS Area 1BW is priced at $199,900. Top price among the current listings belongs to a 1,600 square foot luxury condo on Dorchester Avenue listed at $399,900.
