Fourteen homes sell for more than $9,900 under list in MLS Area 2J

19/27 homes sell for under list in Island Lakes, Royalwood, Sage Creek, Southland Park and the R.M of Springfield

Twenty-seven homes sold in the neighbourhoods of Island Lakes, Royalwood, Sage Creek, Southland Park and the R.M of Springfield over the past month and 19 of them sold for less than asking price. There was also one home sold in Winnipeg MLS Area 2M, which covers the neighbourhoods of South St. Vital and St. Vital.

The home that sold in MLS Area 2M, a 1,700 square foot two-storey on Ramblewood Road, sold for $4,900 underlist when it closed at $520,000, but that was better than some of the under list sales in MLS Area 2J, which includes the aforementioned neighbourhoods of Island Lakes, Royalwood, Sage Creek, Southland Park and the R.M of Springfield. Fourteen of the homes that sold in 2J brought $9,900 or more under their asking price. And there were no big over list sales to balance the market. The average price of the homes that sold in MLS Area 2J was $426,578 and the median price was $425,000.

Two condos sold in MLS area 2J and both also went for under list, led by a 1,566 square foot bungalow on Orchard Drive that brought $29,900 less than asking when it closed at $340,000.

There are currently 51 homes for sale in the neighbourhoods of Island Lakes, Royalwood, Sage Creek, Southland Park and the R.M of Springfield, with the average list price being $467,227 and the median price coming in at $439,900. There are five homes currently listed in St. Vital and South St. Vital MLS area 2M with an average list price of $589,940 and a median list price of $450,000.

Highlights among the current residential listings include a 2,206 square foot bungalow on Newport Road listed at $749,900; an 1,850 square foot bungalow on East Plains Drive listed at $899,900; and a 6,610 square foot two-storey home on Forbes Road listed at $950,000. It will be interesting to see if these higher-priced homes can attract their asking price based on the current trend towards under-list sales in Winnipeg. There are 10 condos for sale in MLS Area 2J with the average list price being $370,269 and the median coming in at $369,444.
