Good news in St. Boniface, Norwood and Norwood Flats

5/10 homes sell for more than list in St. Boniface, Norwood and Norwood Flats, 16 homes for sale

Finally some good news for sellers in the Winnipeg real estate market, at least in St. Boniface, Norwood and Norwood Flats. Five of the 10 homes that sold in Winnipeg MLS Areas 2A and 2B over the past month sold for more than asking. That’s 50%, and a lot better than we’ve been seeing in most Winnipeg neighbourhoods lately.

Of the five homes that sold in MLS Area 2A, which covers St. Boniface, there were two bookend sales. An 1,890 square foot bungalow on Youville Street sold for $24,900 less than list when it closed at $340,000, and a 1,230 square foot 1 1/2-storey home sold for $20,100 more than asking price when it changed hands for $300,000. The average home sale price in St. Boniface was $304,000 with the median coming in at $300,000.

Three of the five homes that sold in Norwood and Norwood Flats brought more than list, led by a 1,020 square foot bunglaow on Champlain Street that sold for $10,100 more than list when it closed at $270,000. The average home sale price in Norwood and Norwood Flats was $287,500, with the median price coming in at $270,000.

There are currently six homes for sale in St. Boniface and 10 homes for sale in Norwood and Norwood flats. The top-priced home for sale is a 3,879 square foot 2-storey home on Ritchot Street listed at $784,500. The average list price of the homes currently for sale in St. Boniface is $382,033, with the median coming in at $279,450. The average list price in Norwood and Norwood Flats is $272,710. The median list price in Norwood and Norwood Flats is $267,450.

Five condos sold in MLS Areas 2A and 2B over the past 30 days and four of the five sold for under list headlined by a 1,992 square foot luxury unit on Tache Avenue that sold for $44,226 less than asking price when it closed at $501,774. The average condo sale price in St. Boniface was $498,925 and the median sale price was $501,774. Two condos sold in Norwood and Norwood Flats for $325,000 and $148,000.

There are 10 condos for sale in St. Boniface with an average list price of $246,430 and a median list price of $229,900. The average condo list price in Norwood is $504,933, but that is skewed by the list price on a 2,800 square foot luxury condo on Marion Street priced at $1.2 million. The more realistic median condo price in Norwood and Norwood Flats is $189,900.
