Lucrative over-list sales highlight Crescentwood real estate activity

Over-list sales in Crescentwood buck trend as 13/20 homes sell for under list in Fort Rouge, Riverview, Crescentwood and Osborne Village

The under-list Winnipeg real estate trend continued in the neighbourhoods of Fort Rouge, Riverview, Crescentwood and Osborne Village over the past month with 13 of 20 homes selling for less than their asking price. There were however, a few lucrative over-list sales, all in Crescentwood.

A 1,056 square foot 1 1/2-storey home on Warsaw Avenue sold for $11,200 over list when it closed at $241,100; a 1,008 square foot 1 1/2-storey home on Dudley Avenue brought $27,100 more than asking when it changed hands at $297,000; and yet another 1 1/2-storey, this one at 1,470 square feet, sold for $35,500 over list when it closed at $433,500.

The average home sale price in Winnipeg MLS Area 1A, which includes the neighbourhoods of Fort Rouge and Riverview, was $311,700, with the median sale price coming in at $312,000. The average home sale price in MLS Area 1B, which covers Crescentwood and Osborne Village, was $275,045, with the median sale price at $257,000. In MLS Area 1BW, which also covers Crescentwood, the average home sale price was $310,000 and the median came in at $286,000.

There were also five condos sold over the past month, all in the 1B neighbourhoods of Crescentwood and Osborne Village, and five of the six sold for less than asking. The average sale price of the condos that sold in 1B was $213,317, with the median price coming at $244,950.

There are currently 23 homes for sale in MLS Areas 1A, 1B and 1BW. The average list price of the nine homes for sale in MLS Area 1A is $349,789, with the median price coming in at $349,900. The average list price of the 11 homes for sale in MLS Area 1B is $296,120, with a median sale price of $279,900. And in 1BW Crescentwood, the average list price of the three homes currently for sale is $398,267, with the median list price coming in at $364,900.

There are also two condos for sale in 1BW Crescentwood listed at $239,900 and $159,900.
