Two large under-list sales lead list in Winnipeg MLS Area 3C

12/19 homes sell for under list in East Kildonan, Elmwood, Bronx Park, Elmwood Park, Fraser’s Grove, Glenelm and Valhalla

Twelve of the 19 homes that sold in Winnipeg MLS Areas 3B and 3C over the past month repeated a familiar pattern when they sold for less than their asking prices, and there were no big over-list sales to balance the market. Two of the homes that sold brought $29,900 less than list.

Winnipeg MLS Area 3B includes the neighbourhoods of East Kildonan and Elmwood. MLS Area 3C covers the neighbourhoods of Bronx Park, Elmwood Park, Fraser’s Grove, Glenelm, Valhalla and also East Kildonan.

Twelve of the homes that sold were located in MLS Area 3B and brought an average of $218,692. The median sale price in 3B was $218,750. The seven homes that sold in MLS Area 3C brought an average of $302,700, with the median sale price coming in at $317,500. Both of the homes that sold for $29,900 under list were located in MLS Area 3C, the first a 2,500 square foot two-storey home on Irving Place that closed at $420,000, and the second an 1,811 square foot two-storey home on Bredin Drive that also closed at $420,000.

There are currently 33 homes for sale in 3B and 3C, 20 in 3B and 13 in 3C. The average list price of the homes in the 3B Areas of East Kildonan and Elmwood is $223,500, with the median list price coming in at $219,900. The average list price of the homes for sale in the 3C neighbourhoods of East Kildonan, Elmwood Park, Fraser’s Grove, Glenelm, and Valhalla is $347,346, with the median list price coming in at $244,900.

Three homes were listed above $500,000, all in MLS Area 3C. A 1,722 square foot cabover on Kildonan Drive was listed at $584,900; a 5,000 square foot two-storey home on Bredin Drive was listed at $597,500; and a 2,108 square foot bungalow on Kildonan Drive was listed at $799,800.
