Two over-list sales highlight balanced real estate market in Winnipeg MLS Areas 3B and 3C

Half of 18 homes sold in East Kildonan, Elmwood, Bronx Park, Elmwood Park, Fraser’s Grove, Glenhelm and Valhalla sell for list price or better

There were 18 homes sold Winnipeg MLS Areas 3B and 3C over the past 30 days, with an equal split between over-list and under-list sales.

Fourteen of the homes that sold were located in MLS Area 3B, which includes the neighbourhoods of East Kildonan and Elmwood. The average sale price in 3B was $205,093 while the median price came in at $209,500. Four of the homes that sold were located in 3C, which covers the neighbourhoods of East Kildonan, Bronx Park, Elmwood Park, Fraser’s Grove, Glenhelm and Valhalla. The average home price of the homes that sold in 3C was $312,475 and the median sales price was $333,250.

There were two good over-list sales, one in each of 3B and 3C. A 1 1/2-storey home on Beach Avenue sold for $21,100 over list when it closed at $151,000 and a bungalow on Kildonan Drive sold for $33,600 more than asking when it closed at $343,500.

There was one condo sale in 3C as well as one new condo listings. A condo on Valhalla Drive sold for $7,900 under list when it closed at $207,000. The new condo listing, also on Valhalla Drive, was priced at $299,900.

The average home price of the current listings in Bronx Park, East Kildonan, Elmwood Park, Fraser’s Grove, Glenhelm and Valhalla is quite a bit higher at $327,100, with the median home price being $262,400.
