MLS listings and sales went up while sale prices went down in the month of August 2019 in the Winnipeg neighbourhood of Birds Hill.

The average selling price of homes went down approximately 11% with the average being $593,286 compared to $666,750 in August 2018. On average a residence took 6 days less to sell in August 2019 as compared to 41 days in August 2018.

There were 56 active listings in Winnipeg MLS area 3P at the end of August 2019 as compared to 48 at the end of August 2019, and 7 homes sold in August 2019 as compared to 6 in 2018. The sales-to-listing ratio was 13% in August 2019 compared to 13% in August 2018.

The highest price paid in August 2019 for a home in the neighbourhood of Birds Hill was $843,000 for a home on Eagle Creek Drive. The lowest sale price belonged to a home on Henderson Highway, which closed at $415,000.
